Why the Ontario Standard Lease Matters

Since April 30, 2018, most residential landlords in Ontario are required to use the Ontario Standard Lease for new tenancies. It's not optional. If a tenant requests one and you don't provide it within 21 days, they can withhold one month's rent. That's a real financial hit for a small landlord.

The form itself is 14 pages long. It covers everything from rent amounts and payment dates to rules about smoking, guests, and additional terms. Getting it right matters because the lease is your primary legal document if things ever go sideways at the Landlord and Tenant Board.

  3. Lease term. Choose between a fixed-term lease or month-to-month. Set the start date and, if fixed-term, the end date.
  4. Rent details. Enter the base rent amount, payment frequency, first and last month's rent deposit, and the due date.
  5. Services and utilities. Check off which utilities and services are included in rent (heat, water, electricity, internet, laundry, parking).
  6. Additional terms. Add any additional terms that don't conflict with the Residential Tenancies Act. The wizard includes common templates you can customize.
  7. Signatures. Space for landlord and tenant signatures with the date.

Built-In Validation

One of the most common issues with hand-filled leases is missing information. A blank field might seem harmless, but it can cause problems later. The Lease Wizard validates your entries as you go:

  • Required fields are clearly marked and can't be skipped
  • Date formatting is handled automatically
  • Rent calculations check that your deposit matches one month's rent (no more, no less, as required by law)
  • Illegal clauses are flagged. If you try to add a "no pets" clause (which is unenforceable in Ontario), the wizard will let you know

Common Lease Mistakes the Wizard Prevents

1. Charging More Than One Month's Rent as Deposit

Ontario law only allows a deposit equal to one month's rent (or one rental period if rent is paid weekly). Some landlords accidentally charge first and last month's rent as two separate deposits. The wizard ensures your deposit amount is correct.

2. Including Unenforceable Clauses

You can't ban pets. You can't restrict guests. You can't charge penalties for late rent. These clauses are void even if the tenant signs them. The wizard warns you before you add anything that won't hold up.

3. Missing the Standard Lease Entirely
